SANTEE REAL ESTATE MARKET: WHAT’S HAPPENING NOW?
Santee’s real estate market is showing some interesting changes as we move into the fall of 2026.
The median sold price is currently about $775,000, while the median asking price is approximately $736,495. Compared with a year ago, the median sold price is down about 2.9%, while the number of active listings has increased nearly 10%.
At the same time, homes that do sell are still generally selling very close to their asking prices. Current September data shows a 100% sale-to-list price ratio.
That combination makes Santee an interesting market to watch: prices have softened modestly, inventory has increased, but well-positioned properties are still attracting buyers.
INVENTORY IS INCREASING
Santee currently has approximately 174 active listings, about 10% more than the previous month and nearly 10% higher than a year ago.
More inventory gives the market a little more breathing room.
Rather than having buyers compete for a very small number of available homes, there are more properties to compare. That doesn’t necessarily mean sellers are having difficulty selling, however. The fact that homes are still selling around their asking prices shows that demand remains present for properties that are priced appropriately.
HOMES ARE SELLING FASTER THAN LAST YEAR
One of the more interesting statistics is days on market.
Santee’s current median is approximately 38 days, down substantially from the same period last year.
That’s a significant change.
It suggests that while there may be more inventory available, properties that find the right combination of price, condition and location can still move relatively quickly.
SANTEE PRICES HAVE BEEN RELATIVELY STABLE
The current median sold price of approximately $775,000 represents a modest decline from last year rather than a dramatic drop.
That distinction is important when looking at the Santee market.
The market isn’t moving uniformly in one direction. Different types of properties and different neighborhoods within Santee can experience very different results.
For example, recent MLS activity includes homes selling in the $700,000s, while larger or more upgraded properties in areas such as East Elliott and other higher-priced portions of the community are selling considerably higher.
A LOOK AT CURRENT SANTEE LISTINGS
Recent San Diego MLS listings illustrate the range of the Santee market.
Homes currently coming onto the market range from properties in the $700,000s to larger homes approaching or exceeding $1 million.
That range helps explain why the citywide median can sometimes be misleading. Santee contains a wide variety of homes, from more modest properties and attached housing to larger homes in newer or more upscale developments.
THE SANTEE RENTAL MARKET
Rental prices are another interesting part of the local story.
The current median rent reported for Santee is approximately $3,265 per month.
Rental trends can be an important indicator for homeowners and investors because changes in rents can affect the economics of owning an investment property.
